OAK FRAMED BUILDING WITH UPPER FLOOR
This oak framed building with an upper floor is located in Andover, Hampshire.
The footprint measures 6.25m wide by 5.8m deep, with an overall height of 4.6m. The double bay provides generous internal space, while the upper floor spans across both bays. Access is via a loft ladder, as the head height was insufficient for a full staircase, making this area ideal for additional storage.
We managed the planning application for the project. Due to the building’s proximity to the boundary, a cement board was installed beneath the cladding on the right elevation, with the external cladding also treated with an intumescent coating to prevent surface spread of flame, in line with building regulations.

At My Oak Frame, we offer a complete planning service. For this Andover project, the process was straightforward, with the only condition being that no site clearance or tree pruning could take place between March and September to protect nesting birds.
As the building is positioned close to the boundary, enhanced fire protection measures were incorporated into the design. These included installing a cement board behind the cladding on the right elevation and applying an intumescent treatment to the softwood cladding to ensure compliance with building regulations.
The building is finished with a half-hipped roof, clad in traditional plain clay tiles.
